This two-story, 36,104 square foot medical office building was delivered in 2005 and is the newest building in the Barranca Medical Corridor, a submarket that has performed exceptionally well over the past 10 years, averaging a 4.0% vacancy rate and currently boasting a 2.2% vacancy rate as of Q4 2024. Furthermore, over the past three years, market rents have increased from $3.35 NNN in 2022 to $4.00 NNN in 2025, which demonstrates a compound annual growth rate of 6.1%.
